Most SF single-family exteriors range $12,000–$45,000. Victorians with full restoration can exceed $80,000. Whole-home interiors typically range $4,500–$25,000. The biggest variables are substrate condition, lead-safe prep, and trim complexity — we'll write you a fixed quote after an on-site walkthrough.
A typical 2,000 sqft single-family with normal prep is 2–3 weeks. Victorians with carpentry, lead-safe containment, and multi-color schemes can run 4–8 weeks. Stucco repaints with crack repair are often 1–2 weeks.
Yes. We're EPA Lead-Safe Certified (RRP) and follow federal containment, wet-method, and disposal practices on every pre-1978 home. Our pricing already includes lead-safe prep — it's not an upcharge.
Primarily Benjamin Moore and Sherwin-Williams premium lines. Aura Exterior, Regal Select, Emerald, and Loxon are common specs. For high-end interior or historic exterior we'll spec Fine Paints of Europe when the project calls for it.
Yes — California contractor's license #TODO, $2M general liability, full workers' comp, and EPA RRP certification. We issue COIs same-day for HOAs and property managers.

5 years on standard exterior systems, 7 years on premium exterior systems with full prep. 2 years on interior work. Written, transferable to a buyer if you sell the home.
